ILOILO City – Property giant Megaworld launched in a press briefing yesterday, July 24, a new modern office tower equipped with enhanced safety and security features under the brand Megaworld Premiere Offices. The 19-storey International Corporate Plaza (ICP) is set to rise in 2024 within the township’s 9-hectare Commercial and Boutique Hotel District. The tower accentuates 301 prime office units ranging from 26 to 65 square meters with an average price of P155,000 per square meter. These office spaces are for sale only and there is no option to rent directly within the property management. They are currently offering a pre-selling price and a reservation fee of P30,000 only for a month before prices start to increase. The target market for these developments are people who are driven to succeed in their fields like doctors who want to put up clinics, lawyers who want to set their practice, or accountants who want to open accounting firms, engineers, architects and other professionals as well as start-up companies or established businesses.
The tower boasts Keycard-enabled turnstiles, Radio-frequency Identification (RFID) cards to secure parking areas, and is equipped with its own seismic detection and monitoring system, building management system (BMS), 24-hour Security and Fire Command Center, and has a 100 percent back-up power facility. The building is also fiber optic-ready and already integrated in the township is a flood control system. IBP itself is also PEZA (Philippine Economic Zone Authority) accredited.
Other features include a four-level parking podium, retail spaces and an arcade area in the ground floor, a managed facility in the 6th floor which includes two boardrooms, three meeting rooms, a co-working space, an executive lounge, and a sky garden exclusive for the office unit owners. There will also be another sky garden at the tower’s rooftop to enjoy the refreshing view of the cityscape as well as a panoramic view of the Guimaras Island.
Megaworld is making more efforts to make eco-friendly and sustainable establishments like using LED lightings in common areas and dual flush-type water closets and a Materials Recovery Facility (MRF) for proper waste segregation and recycling.
More than just a commercial building, this development is also a good investment and a once in a lifetime opportunity not just for Ilonggos but also for the business-minded individuals all over the country ready to venture in the Ilonggo market./PN
