P2.5-B vertical housing project to address space constraints

ILOILO City – The city government has awarded a P2.539-billion contract to EON Realty and Development Corporation for the construction of the Uswag Condominium Complex, a vertical housing initiative aimed at addressing the city’s housing challenges amid limited land availability.

On March 10, Mayor Jerry Treñas signed the Notice of Award (NOA) after no competing bids challenged the developer’s unsolicited proposal, which was published on November 6, 2024.

The project will comprise 13 10-story condominium towers, offering 1,677 housing units on a government-owned lot in Barangay San Isidro, Jaro district.

Atty. Peter Jason Millare, head of the Iloilo City Local Housing Office (ICLHO), emphasized the need for vertical housing as a solution to the city’s spatial limitations.

“Our city has limited land, so vertical housing is the more suitable option for us,” he said.

The complex will feature various amenities, including a multipurpose hall, basketball court, swimming pool, parks, playground, perimeter fence, guardhouse, and a materials recovery facility.

These features align with a recent Memorandum Circular from the Department of Human Settlements and Urban Development (DHSUD) to maximize land development costs.

With nearly 2,000 applicants already expressing interest, the project targets Iloilo’s growing middle-income population.

Units will be priced at P1.53 million for a 24-square-meter unit and P1.71 million for a 27-square-meter unit, based on DHSUD’s newly approved pricing guidelines.

This housing project is part of Iloilo City’s collaboration with the national government under the Pambansang Pabahay Para sa Pilipino (4PH) program. In April 2024, the city government signed a Memorandum of Agreement with DHSUD and the Home Development Mutual Fund (Pag-IBIG) to advance the project./PN
